An Update from your Commercial Property Team – September 2026.

Welcome to the September 2026 update from your Commercial Property Team at Bendigo Real Estate.

As we farewell winter and welcome the sunny skies and budding blooms of spring, we’re excited to share the latest news. Please enjoy this quarter’s update from our team.

Commercial Property in Bendigo – Winter 2026

The commercial property market in Bendigo remains steady, despite continuing challenging conditions in the residential market.

Bendigo offered many attractions, exhibitions and installations during winter, with June and July’s Electric Wonderland a highlight for many. As we enter spring, Bendigo Bloom is in, well, bloom, and September’s events calendar is jam-packed.

Lyttleton Terrace is well on its way to cementing itself as the epicurean centre of Bendigo. With Whole Harvest Food Store and Ria Ayam Penyet recently opening their doors, and Bridgewater Bakehouse swiftly advancing through the fitout stage, the street’s vibrant food and hospitality scene is one to watch (and visit!).

In winter, we were thrilled to see Hargreaves Street (formerly Hargreaves Mall) reopen to traffic early. Originally scheduled to reopen in September, the former Mall reopened with very little fanfare in August.

Having lobbied for this outcome for some time, Matt was there to snap a selfie the day the former Mall reopened (check it out here!). We have started to receive more enquiries on the vacant shopfronts, and we look forward to seeing more activity in Hargreaves Street as the space regains its former vibrancy and energy.

There are many fantastic properties available for lease in the Bendigo CBD. These include:

  • 76 Mitchell Street, positioned on the high-profile corner of Mitchell and King Streets and offering space suited to office, retail or consulting

  • 45 King Street, perfect for professional services with both onsite parking and adjoining free 90-minute parking

  • 288 Hargreaves Street, located in the former Mall with strong passing trade through Myer and Hudsons, and near the children’s playground

  • 327 Hargreaves Street, a prime corner retail site with frontage on both Mitchell and Hargreaves Streets.

Our New Property Management System.

In August, we transitioned to a new property management system, Cirrus8, and updated our payment options.

As expected with such a transition, we have experienced some challenges that we are working closely with all relevant providers to resolve. We are very thankful to our wonderful landlords and tenants for their patience and understanding as we work through this.

Ask the Team.

Last quarter, we introduced “Ask the Team”, where you can submit questions to your commercial property specialists. Thank you for our first query!

What types of commercial properties are tenants searching for most often?

We’re seeing a significant increase in enquiries from food and hospitality operators, particularly those looking to convert previously retail-tenanted premises into cafés, restaurants, and other food-related businesses.

Do you have a query? Share it below!

Please note that responses to Ask the Team are intended for general information only and may not apply to individual situations. This will not be financial or legal advice and we recommend obtaining tailored professional advice before making any business or property decisions. Published submissions will be anonymised.
