Answers to Your Questions.
WHEN IS THE BEST TIME TO SELL MY PROPERTY?
There is no one-size-fits-all answer to this question. This decision will be influenced by many factors including your personal situation and your financial circumstances.
We transact property every day, week and month of the year. We are ready to help you sell your property at any time. The best time to sell is when you’re ready.
WHAT IF ANOTHER AGENT GIVES ME A HIGHER APPRAISAL?
An appraisal is our best estimate of what your house is worth and what someone might currently be willing to pay for it. It is an opinion – one based on experience and research, but an opinion nonetheless.
Different appraisal estimates reflect different opinions. Regardless of the estimate, we will work for you, with you and alongside you to get you the best possible price for your property.
WHAT DOCUMENTATION IS REQUIRED TO ENGAGE BENDIGO REAL ESTATE?
To engage us to sell your property, you will need to enter into an Exclusive Agency Agreement. This document spells out the terms of engagement including the commission, total approved marketing expenses, and any expiry date.
HOW DO I PREPARE MY PROPERTY FOR SALE?
When preparing your property for sale, try to view it objectively. If you were considering purchasing the property, what would you expect? More often than not, cost-effective improvements can be made. Simple changes such as weeding the garden, decluttering your home or hiding the bins on inspection day can make a big difference.
There are more things you can do to prepare your property for sale, and we’ve included some of them here.
DO MARKETING EXPENSES NEED TO BE PAID UPFRONT?
This is up to you. We’ve partnered with Campaign Agent, a real estate payment service that provides flexible funding options. This gives you the financial freedom to pay upfront or at a later date. Campaign Agent can also provide funding for property styling and minor cosmetic works.
What happens once I’ve signed the agency agreement?
Thank you for choosing us! We’ll immediately begin preparing your property for market. This includes scheduling photography and videography, organising marketing and promotion, and liaising with your conveyancer to prepare the required contracts.
How will inspections be managed?
We will coordinate all inspections, working around you. We will ensure inspection times are conveniently scheduled and provide you with plenty of notice. After every inspection, we will provide feedback about the inspection and prospective buyers. You’ll be in the loop at all times.
How will I know if buyers are interested?
We’ll tell you. We’ll keep you regularly updated about enquiries, inspections and any other indications of buyer interest.
What happens when we receive an offer?
Congratulations! This is an exciting milestone on your selling journey. We will present all offers to you promptly, discuss the details, and provide advice to help you decide what to do. You may choose to accept, to negotiate, or to wait for other interested buyers or offers – we will make suggestions, but any decisions will be entirely yours.
What do I need to do before settlement?
We’ll be right there to help you with settlement. We will arrange the final inspection, prepare for settlement day and send you reminders about key dates. We’ll take the stress out of it all so you can focus on the most important part – celebrating the sale!
